Ian and Richard Livingstone are British entrepreneurs and property developers who co-founded London & Regional Properties (L&R), a globally active, privately backed real estate and leisure investment group headquartered in London. Their early life: the brothers grew up in Ealing, London, the sons of a dentist. Ian attended St Paul’s School and later trained as an optometrist at City University London, while Richard trained as a chartered surveyor. The pair initially entered retail, acquiring the David Clulow optician chain in the 1990s and selling it in 2011 to redirect focus into property and leisure.

In 1987, they established London & Regional Properties, building a highly diversified investment platform spanning commercial, residential, hospitality and leisure assets across the UK, Europe and the Americas. Under their joint leadership, L&R has acquired significant assets, including the Hilton Hotels in London’s Park Lane and Green Park, the David Lloyd Leisure chain, and the luxury hotel asset Cliveden House in Berkshire. They have also invested in large international projects such as Panama Pacifico in Panama City – a large-scale master-planned development.

Despite their substantial business success and reported multi-billion-pound net worth, the Livingstone brothers are known for staying out of the limelight and maintaining a low-profile public presence. Today, Ian and Richard Livingstone continue to steer L&R’s long-term investment strategy, emphasising disciplined asset selection, operational control and global diversification. Their story is a reminder of how two brothers transformed modest retail beginnings into one of the UK’s most formidable privately-owned property empires.
